The HIH business units for buying, selling, and due diligence are grouped under the term “Transactions”.
 
Real estate buying/selling
In 2009, HIH realised a transaction volume of 521 million euro. Mainly office and retail real estate was acquired for 425 million euro for fund companies supported by HIH.

Investors of these fund companies are mainly institutional investors.

HIH sold property valued at approx. 96 million euro as part of is portfolio and individual transactions in the implementation of the strategy of the fund companies. The real estate sale is the key competence in the development of successful real estate investments for our customers.

An experienced team deals with the acquisition and pre-selection of suitable real estate and in the process makes good use of a qualified network of real estate developers and consultants. Real estate offers are checked in a structured due diligence process, the results of which are compiled into decision-making guidelines for the committees of the fund companies.

The real estate sale is based on an effective analysis of the market situation (research) as well at the implementation of the business plans of the supported fund companies.

The key competence of HIH is found in structuring the processes for the sale of portfolios as well as individual real estate. Through direct access to the institutional investors market and the structuring of bidding processes, an optimum purchase price is ensured.

Due Diligence
For successful preparation of property purchases and product concepts, the Asset Management business unit makes use of due diligence as an instrument. Through this differentiated form of appraising all relevant financial, legal, taxation and technical conditions, together with the market and location analysis, a professional transaction decision can be made. Careful checking and extensive preparations in the forefront to a decision lead to uncovering and assessing possible risks. Strategies for existing properties are also revised within the scope of due diligence in which optimisation potential is developed and revitalisation and value increasing concepts are drafted through checking the constructional configuration and design as well as ongoing verification of the rental and contractual structures.

Through the activation and coordination of an existing network of professional service providers for subtasks in the areas of legal services, taxation and technical due diligence, the instrument is also used within the scope of consulting for external projects.
